There has been a small tweak in our plans. Our furnace/air & roof if not replaced are going to keep us from selling this house when it comes time. Furnace is from the 80's.... So we have decided that with our income tax return we are going to get a few estimates on a new furnace/air & then with a possible bonus in March, putting it towards getting our roof done. DH friend has a roofing company, so this will only cost us materials, beer & pizza... maybe $100 bill to the two guys that will do it. DH will help. So our pay off may not be as high as we were hoping, but I am still going to keep it at $18k. This is just one of those things that could cause a huge snag in our selling. But if we have new air/furnace & roof.... I truly believe that this house will show well. So instead of putting anything on a credit card later, we just thought that we would pay cash & get it out of the way.
I have also set up our Credit Union Account how DH & I think it should be. $100 total going in - $70/week to cover property taxes & homeowners insurance - $20/week going into a temporary savings that will help with any extra we may need for things like the roof or even after that is done, we will need to get a load of gravel, mulch - little expenses that will fix the house up a bit to make it nicer to sell - $10 into EF (the one that we will not touch!) So I have completed one of my goals for the year! Woot Woot!!! It was such a simple one but one that I had never gotten around to doing...

We must get our roof replaced this year too. Nice that you know someone. I was planning on using our income taxes too. It will be a pretty penny though, since our roof is considered dangerous. It's kinda steep.
Yeah, what Niki said - I know we will need a roof within a few years, maybe sooner if we get another hurricane.
I am so jealous you all get money back with your income taxes, we are praying we don't owe more than $1,00 this year!
Well it's good you will be able to pay cash for the expenses even if it messes with your pay off. If it sells your house and helps it go for the asking price it's great!!! Good job on completing the goal. It's always nice to be able to put a check mark in the box.

Sounds like a great plan!!! We too are in need of a roof and AC unit, we have been saving for a few years towards it but roof alone will be $12,000.00 So hope we will get a refund this year, most of the time we have to pay more :(
I'm in a similar position with updates to do before we sell this place but I have 2.5 more years to go so am waiting so that the updates are as recent as possible when we list it. So I'm socking money away monthly towards that cost.
I think this is a great plan even if it came about with a little tweaking.
A chance to chat, drink beer and eat pizza is probably a dream job for most lol. Great savings for you too.
